Market statistics area a very valuable tool for both buyers and sellers. Buyers use statistics to gauge how the home they are interested in stacks up to the rest of the community while sellers often use market statistics to form the basis for pricing their home.
Our statistical data comes from the Pikes Peak REALTOR Services Corporation ("RSC"), more commonly known as the Pikes Peak MLS. Although we don't give statistical data down to the neighborhood level, we feel that the area statistics give buyers and sellers the type of data that they are looking for.
Woodmoor is a covenant controlled community located in Northern El Paso County. Woodmoor covers nearly 51 miles of roadway and approximately 2,000 acres of land. In total, there are approximately 2900 lots in Woodmoor with only 10% remaining undeveloped. Owners in Woodmoor receive 24/7 support and patrolling from the Woodmoor Public Safety department and have many amenities including community events, use of the Community Center and free Forestry advice for diseased or overly dense trees.
One of the earliest establishments in the area was a dairy built around 1938. The dairy had a barn and used a nearby pond (now known as Lake Woodmoor) for watering the herd. The land began to be purchased for development in 1957 and the Barn was retained and converted into a Community Center. The Community Center for Woodmoor is still known as "The Barn" today. It it used for community gatherings, classes and can be rented for office space, parties, meetings and weddings. The Woodmoor Improvement Association administrative offices and the Woodmoor Public Safety offices are housed in the adjacent building.
The area was developed as a rural suburb providing convenience to military families from the Air Force Academy. Today, the large lots, views of Pikes Peak, beautiful Ponderosa Pines and convenience to Denver and Colorado Springs appeal to many people both military and civilian.
